Liquid QOF II is Austin's dedicated Opportunity Zone fund for accredited investors deploying capital gains into East Riverside, Montopolis, and Parker Lane. We combine QOF tax incentives with operator-led development — entitlements, construction, leasing, and asset management under one roof.

The fund targets infill residential and mixed-use projects where Liquid holds deep local expertise, active entitlements, and a pipeline of ground-up and value-add opportunities across five census tracts east of downtown.

Investors gain passive exposure to tangible Austin real estate while potentially deferring capital gains, reducing tax on the original gain with longer holds, and eliminating tax on new OZ appreciation after ten years.
